Broken Garage Door Spring Replacement

A common garage door problem is when the sectional (rollup garage door) garage door's torsion springs break. A one piece garage door's extension springs also can break. On sectional doors, when a garage door spring is broken it is difficult for a person or a machine to lift the garage door. If someone continues to attempt to lift the door with a broken spring, the top of the garage door or the garage door operator can become damaged. A broken garage door spring can make the garage door extremely heavy and result in difficulty in getting the door open. Another sign of broken garage door torsion springs is when you look above the garage door with the garage door in the down position and see a separation in one of the coils (around two to three inches long) and the torsion tube (a sixteen foot long, inch in diameter tube which runs through the torsion spring) exposed in that broken or separated area. With a one piece garage door, a cable runs through the spring to keep it in place. A symptom of the one piece garage door's spring being broken is that when the garage door is in the up or open position one side of the door will hang down. Again it is difficult for the machine to lift the door up. Sometimes you can see the spring's coils being separated and the cable inside exposed. Please be aware, replacing garage springs can be a very dangerous procedure and should only be done by a licensed professional. After we replace the garage door springs, we then adjust them so that your garage door is properly balanced and the weight is evenly distributed. Some of our new garage door models offer lifetime warranties or “for as long as you own your home” warranties on the garage door springs.

Cables Off Reinstallation & Replacement

In sectional or roll-up overhead garage doors, the garage door cables evenly distribute the tension of the springs to the bottom of the garage door so you can lift the door easily by hand. A warning sign of a cable about to snap or break is when it begins to unravel or fray. Soon, the fraying garage door cable will lengthen and that side of the garage door will not seal properly and might hit the concrete floor quicker than the other side which would be lifted up off the ground about two or three inches. Sometimes the cables will come off if the garage door hits an object on one side of the door. Worn out parts on the garage door such as old bearing plates can also cause a drag on the torsion tube resulting in an uneven pull on the cables which can cause the cables to come off the drums.

Gear Assembly Replacement

From time to time, the gears will wear out on garage door openers. Most commonly, these will be chain drive or belt drive machines. Lack of power can be an initial symptom that the gears are beginning to wear out. If you can hear the motor running, but the belt or chain are not moving, the gears may be worn or broken. The garage door at that point will no longer open or close. By replacing the gear assembly, the life of the garage door opener can be prolonged. However, if the machine is over ten years old, it is generally more cost-effective to replace the machine instead of repairing it. In addition, the older garage door opener machines may not reverse properly when they hit an object. The danger here cannot be overemphasized as children and small animals have been fatally hurt by this powerful garage door machine.

Wheels or Rollers Out Reinstallation & Replacement

On a sectional door, the steel rollers or wheels can be extremely noisy. To reduce noise, nylon rollers can be used as replacements. These rollers also can break and need to be replaced. In some instances, the casing that holds the ball bearings inside the wheels becomes worn and bearings fall out. The rollers are important because they are fixed to the door by the way of hinges and enable garage doors to roll freely on the track.

Some broken garage door sections can be straightened and restored to their original condition. When a section is cracked or broken it is sometimes possible to reinforce it using a strut. Instead of replacing the entire garage door, we often can replace an individual section if replacement panels are still available by the manufacturer. Some garage doors are made out of wood and may have sections or panels that are dry rotted or have sustained damage due to termites. These sections can be customized by our manufacturer.

When garage door opener problems occur, instead of replacing the garage door opener itself, often it is possible to repair or replace certain garage door and overhead garage door opener parts. Possible problems can occur with many parts of the garage door opener, including the carriage or trolley, limit switches, belts, light sockets, capacitors, chains, circuit boards, electric eyes or photocells or garage door sensors, bushings and gears. To balance or adjust the garage door means that the overhead garage doors will stay in just about any position you put them in. If they aren’t balanced properly, the door can be too heavy and actually damage the machine or fall and hurt someone. The garage door springs may need to be adjusted, tightened or replaced by our trained technicians.

Some garages, typically in apartment complexes or condominiums may have what we call a vault garage. Here, the only access to the garage is through the garage door itself and there is no pedestrian door from the yard or house that leads into the garage. In this case, we install an emergency release by drilling a three quarter inch hole in the door. We then install a lock and cable which attaches to the release on the garage door trolley or carriage and allows the owner or tenant to disconnect the door from the operator and then lift the garage door from the outside. Situations such as power failures, broken overhead garage door openers or if the garage door remote is accidently locked inside the garage may make a emergency release a necessary accessory to any garage door opener installation.
